  • What are the application fee’s?

- For 1st applicant £180
- For 2nd applicant £150
- For any subsequent application, inclusive guarantors £75

  • How much will it cost to move in ? 

You will need to pay the application fee’s, then the day before you move in, you will need to pay one months rent in advance and also a deposit. The deposit is 6 weeks or reduced to 5 weeks if you have contents insurance to protect the deposit.

  • How long would it be before you move in?

It can be as quick as a few days, but usually the process takes between 5-7. It is usually the response from the employers and landlord references that delays things, so if you advise your them to respond quickly, this should speed the process up.  It will also of course depend on if you need to wait for a tenant to move out or if works need to be completed so always discuss before placing your application. 

  • Are pets allowed?

It states in the lease, that pets are not allowed, but some landlords may consider with a higher 2 month deposit, but we would need to ask, usually before the viewing.

  • Can you smoke in a property

No, all properties are no smoking, you would need to go outside. 

  • Can you decorate?

Not without the landlords permission. The property needs to remain in the same condition, unless you have requested agreement in advance. 

  • Can we hold a property for you?

The property will be held once you place your application fee, however we will not hold the property indefinitely, if you are not coming back to us with vital information needed.  

  • What do the references check ?

Previous landlords reference, to make sure you have not caused any damages or been in rent arrears.

Employers reference – to make sure they earn enough and it is a permanent position.

Credit check – make sure you have not bad debt or CCJ’s, showing you are responsible with your money. 

  • Will you get your deposit back?

At the end of the tenancy, after the property has been check and there are no damages or arrears.
