Frequently Asked Questions

 

How much is the holding deposit?

You will be required to pay a holding deposit equal to one weeks rent, to demonstrate your commitment to renting the property while references are validated. Your holding deposit will be held until the deadline for agreement, which you will sign below to agree will be 30 days from the date you pay the holding deposit.

This holding deposit will be fully refunded to you, which can be credited against your move in figures, which is are: one months rent in advance, plus a 5 week deposit.

Your holding deposit will only be retained if: You provide false or misleading information which reasonably affects our decision to let the property to you. (i.e. calls into question your suitability as a tenant, this can). So please ensure all information provided is true and accurate.

You fail a right to rent check.

You withdraw from the proposed agreement (decide not to let)

You fail to take all reasonable steps to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement) for example, providing proof of address, ID, Payslip’s, referee’s accurate contact details etc.

Where it becomes necessary to retain the holding deposit for any of the reasons above, we will set out in writing the reason to you, within 30 days.

 

How much will it cost to move in ?

You will need to pay one months rent in advance and also a deposit. The deposit is 5 weeks

How long would it be before you move in?

It can be as quick as a few days, but usually the process takes between 5-7. It is usually the response from the employers and landlord references that delays things, so if you advise your them to respond quickly, this should speed the process up. It will also of course depend on if you need to wait for a tenant to move out or if works need to be completed so always discuss before placing your application.

 

Are pets allowed?

It states in the lease, that pets are not allowed, but some landlords may consider with an increased rent,, but we would need to ask, usually before the viewing.

 

Can you smoke in a property?

No, all properties are no smoking, you would need to go outside.

 

Can you decorate?

Not without the landlords permission. The property needs to remain in the same condition, unless you have requested agreement in advance.

 

Can we hold a property for you?

The property will be held once you place your holdingdeposit, however we will not hold the property indefinitely, if you are not coming back to us with vital information needed.

 

What do the references check ?

Previous landlords reference, to make sure you have not caused any damages or been in rent arrears.

Employers reference – to make sure they earn enough and it is a permanent position.

Credit check – make sure you have not bad debt or CCJ’s, showing you are responsible with your money.

 

Will you get your deposit back?

At the end of the tenancy, after the property has been check and there are no damages or arrears.
